Soul Singer Sam Cooke gets his way in Bronzeville

Sam Cooke, a popular R&B singer in the early 60s,
will have a street named after him in Bronzeville.
“Sam Cooke Way” will be near 36th and Cottage Grove.
Sam Cooke grew up in Bronzeville near this location.
He died in 1964, but his musical legacy lives on.

Hyde Park fountain near 51st and Drexel

This fountain is in Hyde Park Chicago. It is near 51st and Drexel.
It is aptly named the “Drexel Fountain”.
This is one of the first monuments ever built in the Chicagoland area.
It was restored in the late 1970s. The next time you are in Hyde Park,
you should drop by to check it out.

Bronzeville Statue – Victory Monument

This statue is located near the intersection of 35th and King Drive in Chicago.
It is in the popular Bronzeville neighborhood on the near south side.
It is named the Victory Monument. It was built to honor an African-American unit
of the Illinois National Guard, that served in France during World War I.

Bronzeville and Kenwood Real Estate Market Update

Hey there. I just wanted to post an update on real estate activity in the Bronzeville
neighborhood and zip code 60653. Zip code 60653 also includes the Kenwood
neighborhood. This report is based on data from the MLS and public records.
It is based on the six month period ending March 15th 2011.

Bronzeville and Kenwood Real Estate Analysis 2011

Looking at the numbers above, we see that properties are still selling. Some property
types are selling better than others though. There is also a strong demand for quality
rentals in the area.

Single Family homes have the strongest demand right now. Selling prices are up 13%
versus the same time in the previous year! This makes sense, because financing is still
readily available for Single Family homes. Actually, they are the easiest property type
to get financed. Buyers can get a FHA insured loan with just a 620 credit score and a
small down payment of 3 ½ %. You can even get financing with a 520 credit score
(if you have a 10% down payment).

Condos are much more difficult to get financed. You will generally need a higher credit
score and a much higher down payment. Also, the condo association has to be functioning
and financially sound.

The other property types are even harder to get financed in the current lending environment.
These types include Multi-Family properties and Vacant Lots. In most cases, these properties
are purchased by investors that are paying with cash. As a result, there is downward
pressure on prices for these property types.

Hyde Park Movie Theater coming soon

Hyde Park Movie Theater coming soon

A new movie theater will be opening in Hyde Park.
But, we will have to be patient. It should open
in the Fall of 2012. It will replace the vacant
theater that sits near 53rd and Harper.
It should be open in time for the next Avatar movie :)

A lot of interesting developments are planned for the
area near 53rd and Harper. This will be great for the
Hyde Park community. It should also be good for Hyde
Park property values!
